What Is Included In A Typical Home Inspection?

Buying a new home is a great feeling. You get the self-reward that you were able to buy one of the most important things in your life. Buying a house is expensive, and there certain things you do shortly before the move-in date, including getting a great inspector. Let’s look at what a typical home inspection covers.

Most home inspectors thoroughly look over your home. This ranges from three central things, heating and cooling, structure, plumbing and electrical systems.

Heating and Cooling Systems

The HVAC system is one of the most important systems in your home. Not having heat can be dangerous, and the same goes for cooling. Having hot water, or turning on the heater in the winter is important for health reasons as you do not want to freeze.

The same goes for the cooling system. In the middle of summer, when it’s hot outside, you’ll want your air conditioning to work.

Inspecting the HVAC system is high on the inspector’s list, as knowing if it’s old or damage is key to understanding what kind of repairs you’ll need for your home. Since HVAC systems are costly to repair or replace, this is information you’ll want to know right away.

Looking at the Structure

Secondly, the home inspector will check the structure of your home. Finding any kind of damage, radon, termites, asbestos or mold is key to the insection.

The inspector will go over the walls, roof, doors, windows, and foundation thoroughly. These structural components dictate the health of your home. If any of these components are damaged or have any outlining factors such as bugs, mold or any other harmful factor, the inspector will inform you.

Plumbing and Electrical

Lastly, the inspector will cover the plumbing and electrical systems of your home. These two systems are essential to having a healthy home.

If any of your electrical systems are bad, this can cause a fire in the future, putting you and your family in danger. The inspector will check the wiring and electrical sub box to see if it is working properly.

Home inspectors will make sure your plumbing is in good working order as well. They will look for leaks in your pipes and assess if there has been any damage, or if the pipes are in poor condition. This is an important step in the inspection, as water damages can be very expensive.

Home inspections aren’t too costly and can range in price. This is something you’ll want to pay for thought, due to all the things that can wrong in your home. There are many factors in keeping your home in good condition. Having a quality inspection will allow you to keep your home in great condition for the big move-in day!
